Building Permits

Building permits are required for virtually any new construction, addition, remodeling project, or structural alteration as well as mechanical, electrical, and plumbing projects. Any work started without an approved building permit is subject to a stop work order and an investigative fee (equal to the permit fee) will be charged to the contractor.

Important Things to Remember:

  • If you are a contractor that knows your license or bond will be expiring soon please renew as soon as possible to avoid permit delays. Expiration and registration information is available on the MN Department of Labor and Industries website.
  • To avoid penalty fees, please obtain your permit prior to commencing work on a project – an application submittal does not represent issuance of a permit.
  • Plumbing plan review is required on commercial projects prior to permit issuance.
  • An uninterrupted handrail is needed on at least on side of all stairs within a dwelling or stairs attached to an exterior deck. Remember, safety first.
  • Blower door test results and duct pressure tests (when needed) within acceptable thresholds must be submitted before a certificate of occupancy is issued.
  • A minimum of an R-10 rigid foam and 6 mil poly slip sheet is required on exterior foundation walls with an additional R-5 installed outside or inside any foundation wall.
  • Handouts are available at City Hall. We make an effort to send them with permit applicants when issuing a permit, but if we forget, please remind us and ask for a handout that is pertinent to your project.
  • Permits are issued for a six (6) month period. For larger projects, like homes or commercial properties that we know will take longer than six (6) months we will automatically extend your permit. In the case of small remodeling projects or roofing, decks, siding, etc.. The six (6) month limit applies. Schedule your time and work accordingly, so you do not have to reapply for another permit.
  • With the introduction of Natural Gas into our community we have had a number of furnace and water heater change outs. The city does require that the new gas lines from the meter to the appliance must all be tested for leaks. Also, when you chose to use a flexible and shielded gas line, a bonding wire must also be installed by and electrician. Please take this into account when you are planning your gas line installation.
